Can you get a VA loan to renovate your home?

Home renovation in progress

The short answer is yes! While VA loans generally have several restrictions on what you can use the money for, home renovations are definitely among the eligible expenses. A VA renovation loan can be used to finance repairs and improvements to your existing home or a home you're purchasing.

You can use a VA loan to finance both the purchase of a home and the renovation costs, all in one loan. This can be a great option if you're looking to buy a fixer-upper or an older home that needs some updating.

Here is the process for getting a VA renovation loan:

Apply for a COE

If you're planning to apply for a VA renovation loan, the first step is getting a Certificate of Eligibility (COE). You can get a COE through the U.S. Department of Veterans Affairs or your lender.

The COE is proof that you're eligible for a VA loan. It also shows the amount of entitlement you have, which is the amount of money the VA is willing to back in case you default on your loan.

Find a lender

After getting your COE, the next step is to find a lender that offers VA renovation loans. Not all lenders offer this type of loan, so it's important to do your research.

At Atlas Crown Mortgage, we offer VA renovation loans to eligible veterans in the Phoenix and Scottsdale, Arizona regions. Our loan officers will walk you through the specific terms and conditions of our VA loan program so you know what to expect.

Get pre-qualified

This is where you'll find out how much money you can borrow and what interest rate you'll be paying.

You can get pre-qualified with a lender of your choice, or you can use a VA Loan Eligibility Calculator to get an estimate of your loan amount.

Get an appraisal

The next step is to get an appraisal of the property you're looking to purchase or renovate. The appraiser will assess the value of the property as well as any necessary repairs or renovations.

This step is important because it will determine the maximum loan amount you're eligible for. The loan amount can be up to 110% of the appraised value of the property, including the cost of any necessary repairs or renovations.

Close the VA rehab loan

This process is similar to closing on a regular VA home loan. At closing, you'll sign all the necessary paperwork and pay any closing costs.

Once the loan is closed, the funds will be disbursed and you can begin your home renovations.

Complete Repairs and Alterations Needed

The final step is to complete the repairs and alterations needed on your home. Once the work is completed, you'll need to get a final inspection from your lender or the VA.

The appraiser will then assess the value of the property after the renovations have been made.
